The $0-Down Headlines Are Real. Here’s What They Leave Out.

Millions of suburban homes may qualify for zero-down mortgages. That part is true. The part that decides whether you get the keys is quieter — maps, income caps, and fees. Here is the full picture, plus the $0-down process we run every week.

You may have seen the headlines: millions of suburban homes qualify for a $0-down-payment mortgage. It sounds like a typo. It is not — but like most things that sound too good to be true, the headline is the beginning of the story, not the end of it.

Where the headline comes from

The news centers on the USDA’s Section 502 Guaranteed Loan Program. It lets qualified borrowers finance up to 100% of an eligible home purchase through USDA-approved private lenders, with the federal government guaranteeing part of the loan. The twist that made headlines: the program’s definition of “rural” is far wider than most buyers assume. Per the USDA, about 97% of the U.S. landmass is technically eligible — including small towns, exurbs, and outer metro edges that look and feel like suburbs. A government analysis once found more than half of these guaranteed loans landed in ZIP codes classified as urban or suburban.

So yes — a house with a two-car garage on a cul-de-sac can, in the right location, be bought with $0 down.

The catches nobody prints in bold

Before you start house-hunting on a map, here is what the fine print actually says:

The map decides. Eligibility is address-by-address, generally in communities up to 20,000 people (some up to 35,000). Your dream house can sit two streets outside the eligible zone. There is no appeal to geography.

The income cap is real. Household income generally cannot exceed 115% of the area median. Earn above that and this particular door closes — no exceptions, no workarounds.

$0 down is not $0 cost. The program charges a 1% upfront guarantee fee (which can be rolled into the loan) plus a 0.35% annual fee on the balance. And with nothing down, you start with no equity cushion — so the full monthly math, including taxes, insurance, and maintenance, matters more than ever.

None of this makes the program bad. It makes it specific. And specificity is exactly where most buyers get stuck: they read the headline, assume it applies to them, and never check the three things that actually decide it.

How our $0-down process works

Here is the part the headlines skip: USDA is one road to $0 down, not the only one. Our process runs on programs we fund directly — no map lottery, and on our 100% options, no income cap at all:

VA Loans — 100%, $0 down, no monthly PMI. We are a VA-approved lender, so this one we originate directly. Veterans, active-duty service members, and eligible surviving spouses can finance 100% of the purchase with $0 down and no monthly mortgage insurance. A one-time VA funding fee applies — usually financeable into the loan — and there are no geographic restrictions and no income cap. If you served, this is the first door we check.

FHA 100% Combo — two loans, one closing. A 96.5% FHA first mortgage paired with a second lien of up to 3.5%. Combined: 100% financing, borrower cash can be $0. Credit minimum 600. No income cap, and you do not need to be a first-time buyer.

V1-FAST 100. The same 100% idea with a forgivable second — 0% interest, deferred, forgiven over time while you stay put. The Supreme tier stretches assistance to 5% of the price (101.5% combined), which can also cover closing costs.

1% Down Grants. You put down 1%; a grant adds another 2% — up to $7,000 (or $6,000 on the Community version) — that you never repay. No second lien at all. These do carry an income test (at or below 80% of area median), but no map to argue with.

Medical Professional Mortgage. $0 down and no private mortgage insurance for doctors, dentists, residents, fellows, nurse practitioners, PAs, and more.

The difference in practice: instead of checking whether your address falls inside a federal boundary, we check which of these structures fits your credit, income, and price — and then we underwrite it ourselves. We are the lender, not a directory.

The honest math we run with every buyer

Whether the path is USDA or one of our combos, $0 down changes the monthly picture, and we put it on the table before anything is quoted: the second-lien payment if there is one, mortgage insurance where it applies, the guarantee fees where they apply, taxes, insurance, and what your equity position looks like in year one versus year five. Zero down is a tool, not a trick — it works when the full math works.

If the headlines got you curious, do the useful next step: run the 60-second eligibility check. It matches you against the programs above using your price, credit range, and income — and shows the assistance in dollars, not abstractions.

Common questions

Is USDA the only way to buy with $0 down?

No. It is the most famous federal path, but VA loans (100%, $0 down, no monthly PMI for veterans, active-duty service members, and eligible surviving spouses), 100% combo structures, forgivable seconds, and $0-down professional programs get buyers to the same closing table — often without geographic or income restrictions.

Do I need perfect credit for $0 down?

No. Our FHA-based combos start at 600. The grant programs do not publish a credit minimum. What matters is the full file: credit, income stability, and debts together.

Does $0 down mean $0 out of pocket?

Not always. Depending on the structure, you may still see closing costs, prepaid items, or an earnest-money deposit (usually credited back). We map every dollar before you commit.
