An estimate, not an approval — your real numbers get verified by our team before anything is quoted.
Common questions
Is this a pre-approval?
No. This is an eligibility estimate based on published program terms — credit minimums, income rules, and assistance amounts. A real pre-approval takes a full application and a credit review, which we can start right after your check.
Do I need to be a first-time buyer?
For most of our programs, no — the FHA combos and 1% grants don't require it. California's CalHFA stack is the exception: it requires first-time-buyer status.
Will checking hurt my credit?
No. The check uses the credit range you self-report. Nothing is pulled and nothing is reported.
How is this different from a program database?
Databases list programs that exist somewhere. We're the lender: we underwrite these programs, fund them, and close them in CA, TX, AZ, FL, and GA. Your estimate comes with a team that can actually do the loan.
Estimates are educational. Assistance amounts are computed from current published program terms (for example, second liens up to 3.5% of price, grants of 2% up to $7,000/$6,000) and your self-reported answers. Program guidelines change frequently — verify current guidelines and matrix before locking or quoting. This is educational information, not a commitment to lend. Equal Housing Opportunity.
