3 More Down Payment Program Myths Debunked

Grants vs. forgivable vs. repayable seconds, conventional options beyond FHA, and the truth about sellers and assistance offers.

Last time we busted the four myths everyone has heard. But the rumor mill doesn't stop there — here are three more that keep buyers on the sidelines, and the real story behind each one.

A quick note on how to read these: every myth below has a grain of truth buried in it. That's what makes myths sticky — they're not random lies, they're outdated or half-understood facts. The debunking isn't "you're wrong"; it's "here's the full picture." Keep that lens on as you read, because it applies to almost everything you'll hear about mortgages from non-professionals.

Myth #5: “I'll have to pay it all back — with interest.”

The reality: it depends on which flavor of assistance you're getting — and there are three. A true grant, like the 2% in the 1% down grant programs, is never repaid. Period. A forgivable second, like the base tier of the 100% combo with a 0% deferred second, is forgiven over time as long as you stay in the home. And a repayable second, like parts of the CalHFA stack, is typically deferred — no monthly payment — until you sell, refinance, or pay off the first mortgage.

All three are legitimate; they just work differently. The right question isn't "do I pay it back?" but "which flavor is this, and what triggers repayment?" Ask it before you sign anything — a good loan officer answers it in one sentence.

Myth #6: “It's FHA or nothing.”

The reality: FHA combos are one lane, not the only lane. The 1% down grant programs are conventional loans. California's CalHFA stack runs on conventional too. And medical professional loans are conventional mortgages with no PMI and low-or-no down payment for doctors, dentists, residents, and more.

Each lane fits a different buyer: FHA combos are flexible on credit and have no income cap; conventional grants skip the second lien entirely; CalHFA is California's home-field advantage. The point of having options is that you don't have to squeeze into the wrong one.

Myth #7: “Sellers won't accept my offer if I'm using assistance.”

The reality: sellers evaluate your offer on price, certainty, and timeline — not on where your down payment came from. What actually wins offers is a full pre-approval (documents reviewed, not just a quick pre-qual), clean contract terms, and a responsive team behind you. A well-prepared buyer with assistance beats a sloppy buyer with 20% down more often than you'd think.

One honest caveat: FHA appraisals hold the property to minimum health-and-safety standards, so a true fixer-upper with a failing roof can hit snags — but that's about the property, and it applies to any FHA buyer, assistance or not. For the vast majority of move-in-ready homes, your financing type is a non-issue at the negotiating table.

Your 5-question checklist for any assistance program

Myths die fast when you know what to ask. Before you commit to any program — from this site or anywhere else — run through these five questions with your loan officer:

  1. What flavor is the assistance? True grant, forgivable second, or repayable deferred second? Each has different long-term implications.
  2. What triggers repayment? Sale? Refinance? A certain date? "Deferred" should come with a clear definition of deferred until when.
  3. Does it change my rate or monthly payment? Some seconds add a payment that counts in your DTI; others don't. Know which before you budget.
  4. Can it cover closing costs too, or just the down payment? This single answer can swing your cash-to-close by thousands.
  5. What are the property and location limits? Condo approvals, census-tract restrictions, and state exclusions vary — confirm your specific address.

A loan officer who answers all five crisply, in plain English, is one you can trust. One who waves them off is one you should replace.

Seven myths down. What's next?

That's all seven — four from our first round plus these three. If the only thing between you and homeownership was bad information, consider it handled. Take the 60-second quiz to find your program match, or jump straight to the free eligibility check.

And if a new myth comes your way — a cousin's hot take, a viral video, a scary headline — run it through the same filter: is this a current fact about a specific program, or recycled advice from a different era? When in doubt, ask us. Debunking is literally part of the job.
